
Le logement Locatif Inntermédiaire (LLI)*
A real estate investment option reserved for institutional investors (social landlords and insurance companies) open to individuals since 2024 and registered in the Official Bulletin of Public Finances of April 2, 2025, allowing a new rental investment to be made at a lower cost than in an old property while respecting all energy and environmental measures.
Main Features

Acquisition through a legal entity (SCI, family sarl, sas, etc.) of a property located in a tense zone (A, Abis and B1) intended to be rented as a main residence to individuals whose resources at the date of conclusion of the lease do not exceed the ceilings set within the framework of the intermediate rental investment scheme "Pinel" (article 199 novovicies of the CGI). The monthly rent for these dwellings does not exceed the ceilings applicable within the framework of this same scheme, where applicable modulated by the regional prefect.

A purchase price lower than the market price because the LLI benefits from a 10% VAT rate instead of 20%, optimized surface areas, and lower material costs. An immediate gain for the investor.
Example: a T2 in zone A : Market price in 2024 of €240,000 will benefit from an advantageous price of €205,000, i.e. an immediate gain of €35,000.

A tax benefit which consists of a tax credit (or exemption if the company is subject to corporate tax) on property tax for 20 years.
Example of a 2-room apartment purchased for €205,000: the property tax savings are estimated at €26,000 over 20 years.

Guaranteed rents for the investor, guaranteeing stable income.
LLI zones provide investors with strong demand for housing and quality tenants.
Example for a 48 m2 one-bedroom apartment purchased for €205,000: the rent is estimated at €780 per month for the first year and will increase throughout the ownership of the property.
